Pico Rivera

Pico Rivera homes sold for a median of $749,500 in July, and 92 of them sold, up from 76 a year ago. But they're taking longer to do it, 71 days on market on average compared to 46 days last year. More activity, slower pace. That's a market shifting toward balance, not one that's cooling off in a bad way.

Los Angeles County

Zoom out to the county level and prices are essentially flat, a median of $900,000, up just 0.1% year over year. Homes are selling for 99.4% of asking on average, so pricing accuracy still matters, but the days of ten offers in a weekend are behind us for most homes. Days on market sit at 56, up from 47 a year ago.

Orange County

OC remains the priciest of the three by a wide margin. The countywide median across all home types is $1,175,000, down slightly, 0.42%, from a year ago. Single-family detached homes specifically run well above that, closer to $1.47 to $1.49 million per county association data, since that figure strips out condos and townhomes. Homes are taking a bit longer to sell too, 50 days on average versus 42 last year, while mortgage rates hovering near 6.79% are keeping some buyers on the sidelines even as inventory rises.

What This Means If You're Buying

You have more time than buyers had a couple years ago. That doesn't mean you should drag your feet on a home you actually like, well-priced homes in all three markets are still moving in weeks, not months. But you're not required to waive every contingency and offer $50,000 over asking just to be taken seriously anymore. Get pre-approved, know your number, and move with confidence when the right one shows up.

What This Means If You're Selling

Pricing accuracy matters more now than it has in years. In a market where homes sell for 98 to 99% of asking on average, listing 10% over what the comps support just means a stale listing and a price cut a month in, which buyers notice. Price it right from day one and you'll still see it move fast.

Is Pico Rivera in a buyer's market or a seller's market right now?
It's more balanced than it's been in years. Homes are still selling, and more of them sold this July than last, but they're sitting longer and buyers have more room to negotiate than during the frenzy of a few years back.
